1. Check your equipment.

No matter how incredible a property is, it won’t matter if you can’t film it because your equipment isn’t functioning. Whether you’re using a smartphone or a digital camera, double-check battery power, flash, and other relevant factors. If you don’t have a professional camera or a newer smartphone, it’s probably best to hire a professional photographer.

2. Set the scene.

Don’t make the mistake of assuming that the camera lens will be more forgiving than the human eye. If you can see it, so will the camera. Walk through the home, doing a 360° turn in each area to be featured. Remove anything that’s out of place or distracts from the overall picture you want to present.

3. Consider the lighting.

Noontime offers the greatest amount of natural light, but your video could end up looking washed out. Sunset lighting is warmer and more flattering to the images. When you’re shooting indoors, be sure to turn on all the lights if your camera doesn’t have a built-in flash.

4. Stay out of the shots.

Make sure you and any other people on hand are well out of sight during filming. Pay special attention to mirrors that may inadvertently cause reflections or shadows that will be distracting.

5. Perspective is everything.

For outdoor shots, start off at a distance to give a sweeping view of the property. This will be much more compelling than close-ups of the door and porch. Once you’re indoors, keep the camera in the center of the room so everything is on display.
